Operations Manager
Overview:
The Operations Manager (OPM) is responsible for Customer Satisfaction and Successful Completion of our Building Contracts.
The OPM leads the coordination of our Production Department which includes Project Managers, Lead Carpenters, Laborers, Subcontractors and material suppliers. In addition, the OPM is to approve invoices and deliver Change Orders.
The OPM reports to the General Manager (GM) and is responsible for the project from sales hand off to completion. The OPM is responsible for all project schedules and allocation of the proper resources to complete the projects in accordance with our Contracts.
The OPM ensures successful completion of projects by maintaining customer satisfaction, upholding project quality, monitoring project profitability and by focusing on company goals.
The OPM works very closely with the General Manager and Design Department to uphold the Contract as sold, to initiate change orders, to resolve disputes and to ultimately ensure customer satisfaction and project profitability.
The OPM and is in charge of daily supervision of individual projects. Supervision consists of managing and monitoring all phases of actual construction as it takes place, to ensure the work is performed correctly, cost effectively, in proper sequence, expeditiously and in the highest level of quality.
The OPM is also responsible for Customer Satisfaction, promotion of the Company's image and maintaining the highest level of ethics and standards as a Company Representative.
The employee is expected to participate in the development of the operating system of the organization into the top of its class and to aid the organization in performing at the highest level of service and quality. He/She is to interface with clients, architects, designers, city officials, consultants, structural engineers, sub contractors and material suppliers.
Project Management:
- Maintains customer communication and satisfaction
- Intimately maintain & monitor project budget
- Monitor overall schedule and all daily activities
- Maintains effective communication skills for people on all socioeconomic levels
- Promotes strong inter-personal and people management effectiveness
- Monitors Material Ordering and long lead items
- Coordinates subcontractors and directs daily activities
- Allocates all resources necessary to complete the project on time and within budget
- Coordinates through multi-tasking abilities and organizational skills
- Monitors project budget weekly
- Initiates Estimates and Change Orders for on going projects
- Approves Invoices and submits all Bills to the Office for payment
- Monitors the project schedule in accordance with the Contract
- Determine long lead time items and identify potential delays and schedule appropriately
- Monitors project safety, security & cleanliness
- Protects the Client's home and property
- Ensures that the project is constructed with quality workmanship and materials
- Ensures project is constructed according to the plan
- Assists in conducting job autopsies to evaluate Project Success
- Maintain and monitor all company tools & equipment
- Research and suggest methods to improve efficiency of production
- Maintain relationships with suppliers and subcontractors to ensure a large pool of reliable resources
- Coordinate project walkthroughs with subs and suppliers
- Responsible for "last person on the job" for all jobs
- Responsible for coordinating emergency client communication (after normal working hours)
Sales & Marketing:
- Interact with Clients as required for all Project Management issues
- Maintain Company vehicle, trailers, signs & equipment to promote Company image
- Install project Job Signs on all applicable projects (with permission of Client)
- Promote Company services and quality of work with new and existing clients
- Display professionalism and promote company image at every opportunity with Clients and Company Associates
- Approve and deliver Estimates for ongoing work
- Assist Design Department in preparing preliminary budgets
- Prepare Change Orders for Client approval prior to work commencing
Administrative:
- Submits material tickets and vendor invoicing on a daily basis
- Coding of all project expenses for tracking by Accounting Dept.
- Collection and timely submittal of all time sheets
- Approval of all project expenses
- Monitor and achieve financial goals of department
- Attend educational seminars for continuing education
- Earn Association degrees and credentials related to position
